The Neighborhood Assistance Corporation of America ("NACA") is a non-profit, community advocacy and homeownership organization. NACA’s primary goal is to build strong, healthy neighborhoods in urban and rural areas nationwide through affordable homeownership. NACA in Charlotte has made the dream of homeownership a reality for thousands of working people by counseling them honestly and effectively.
With the Naca Program, you can get incredible terms including the below-market interest rates. NACA counsels Members into the extraordinary NACA mortgage using character-based lending criteria that takes each Member’s circumstances into account to determine whether they are ready for homeownership and what they can afford.
How the NACA Program works...
All of NACA’s services are free. In order for NACA to provide these free comprehensive services, they require you to become a Member, attend a workshop and to participate in advocacy. The NACA Program Overview
NACA Workshop. All NACA Members attend this educational forum, which introduces them to the NACA Program and services and provides important information about real estate, housing, and the purchase process.
One-On-One Counseling. Every NACA Member has his or her own Mortgage Consultant to work with through the home purchase and mortgage process. The Mortgage Consultant will work with you for as long as it takes for you to qualify for a mortgage and purchase a home.
Financial Counseling. The Mortgage Consultant will work with you to develop a realistic financial analysis that determines a purchase price you can afford while maintaining a comfortable standard of living.
Credit Resolution. The Mortgage Consultant will work with you to resolve any credit issues. This may involve correcting mistakes made by the credit bureaus and reporting companies. The Mortgage Consultant also addresses payment history problems and can assist you in developing and implementing a plan to re-establish and improve your credit. For some Members, this may take a long period of time.
NACA Qualification (i.e. Mortgage Qualification). After developing a realistic financial analysis, resolving credit issues, demonstrating sufficient savings, and obtaining the documents necessary to be approved, you can be NACA Qualified. The Mortgage Consultant will determine the maximum purchase price you can afford based on a monthly payment that fits your budget, the current interest rate and the estimated taxes and insurance.
Purchase Workshop. NACA will provide you with information on the home purchase process, including valuable information regarding real estate. A NACA Buyer’s Broker/Agent (“Buyer’s Agent”) or NACA Referral Agent can assist you in your housing search.
House Hunting. Working with a Buyer’s Agent or another agent referred to you by NACA can help you find the home of your dreams and negotiate the best possible terms in the Purchase and Sale Agreement.
Property Evaluation. Once you select a home, it must be inspected. NACA in Charlotte, NC reviews the home inspection to determine if the home meets NACA’s criteria or needs additional work. NACA may require that repairs or renovations be made. Repairs can be completed either by the seller or by you through NACA’s rehab program.
Mortgage Application. NACA requires that prior to submitting a mortgage application through NACA that you apply to NACA for credit and are approved – called NACA Credit Access. Once your application for NACA Credit Access has been approved, the Mortgage Consultant will take your mortgage application.
Mortgage Process. The Mortgage Consultant will work with you to navigate the mortgage process and obtain a commitment letter. After the loan is approved, the Mortgage Consultant reviews the commitment letter with you and discusses any additional contingencies (conditions) specified by the lender.
Closing. The Mortgage Consultant will advise you about the insurance binder and pre-paid taxes, insurance, etc. due at the closing. The Buyer’s Agent or other real estate agent will be present at the closing and the Mortgage Consultant and NACA staff will be available to handle any last minute problems.
