The Home Path mortgage program allows a buyer to purchase a Fannie Mae foreclosure property with fewer dollars down and with lower qualifying credit scores. Some of the benefits of Home Path Mortgages are as follows:

• Low down payment of 3% and can be funded by the borrower’s own savings; a gift; a grant; or a loan from a nonprofit organization, state or local government, or employer.
•  Min FICO is 620 (for less than 20% down payment min FICO is 660)
• Properties must be designated at Home Path Eligible (certificate needed to process loan)
• No monthly Mortgage Insurance Premium (MI) With no MI, you may be able to qualify for more home with low monthly mortgage payment
• No appraisal requirements
• Fannie Mae "First Look" properties limited to owner occupied in first 15-days of listing
• Allows for purchase of investment properties up to 90% LTV with no MI
• Maximum 45% monthly debt to income ratio (min. monthly debt payments/gross monthly income)
• Investment properties: if the buyer owns more than 4 total properties must have 25% down payment

Another Type of  Mortgage available through the Fannie Mae Home Path Loan Program is the Home Path Renovation Mortgage

The Home Path Renovation Mortgage is for rehabbing a Fannie Mae owned property. This loan Program is a lot like the regular Home Path Loan Program with the exception of the benefit of being able to finance repairs into your loan.

This type of financing features:

• Financing to fund both your purchase and light renovation
  
  
• Flexible mortgage terms (fixed-rate or adjustable-rate)
  
  
• Low down payment of 3% and can be funded by the borrower’s own savings; a gift; a grant; or a loan from a nonprofit organization, state or local government, or employer.
  
  
• No mortgage insurance (Ask your lender for cost details on loans without mortgagege insurance).
